For those who are getting spring fever and want to do something to 'change the look' of the home, how about knocking down a few walls - carefully, that is! The latest idea of great rooms is really catching on and if a home is going to keep up with the latest and newest on the market - its living room is extinct!

We have seen it coming if we have watched the signs, first of all the kitchen got bigger, then it had two working stations, then the computer moved in there - just for ease of recipe reading and remote control of the house. Obviously everyone loves the atmosphere in the kitchen, so it had to be opened up to the whole house, voila: le great room.

There is an alternative to the great room; it is the 'kitchen great room'. Ever since Electrolux published their study which showed that a typical family spends 175 hours per month in the kitchen, but only 31 hours per month in the living room, architects and builders have been adjusting designs accordingly.

Coupled with this Electrolux survey is the fact that entertaining has become more of a casual affair in the 21st Century. Gone are the days when the hostess hid herself away in the kitchen and suddenly walked out carrying a steaming five course meal!

Nowadays guests wander into the kitchen to chat or help or make adjustments to a dish that they have brought, the kitchen is no longer 'mum's' territory. Sink Choices For Granite Worktops

Finding a new sink to go with your granite worktops can sometimes seem like a minefield and this isn't helped by some kitchen companies giving poor advice possibly because they have a particular product they want to sell you!

The first thing you should consider is how you use your sink. Sounds a daft question but some people put the washing up in the dishwasher so their needs would be different to someone who washes a lot of dishes in the sink. In terms of design/function there are some people who can't see the point in the ½ bowl while others could not live without it plus some people dry everything immediately and others leave it to drain itself.With solid surface kitchen worktops like granite, you have the option of either sit on sinks (inset), under-mounted sinks, butler sinks(Belfast) or even complete work surface sinks (roll tops).

Inset sinks are put into a hole from above the worktop so that they sit just over the edge of the worktop which means the granite's hole edge does not have to be polished making the cut out cheaper to do. The size and number of bowls you can have will depend on the cabinets that you have underneath the worktop. If the sink is going above a 500mm cabinet then you are limited to a largish single bowl. The drainer can go over whatever is next to it e.g the dishwasher. If you have a 600mm base then you have room for a bowl and a half bowl plus drainer providing you have the area on the worktop. If the worktop is particularly shallow front to back and the sink is large it may mean having to have bars/slips in the granite as this is more structurally sound. ( Also if the worktop is longer than the granite company can supply then this can be a good place to hide the join - unlike laminate worktops there is no danger of the granite "blowing")

There are a huge range of sit on sinks available now, something for every budget and taste. They can be a really sensible and practical option but this does not mean that they can't be stylish.

A lot of people who are having granite or solid surface worktop go for an under-mounted sink because it proves that they have got granite because you cannot have an under-mounted sink with a traditional laminate worktop. They do look very neat because there is nothing above the worktop apart from any tap, filter tap or push button. They are set underneath the worktop and the worktop is cut and then polished so that there is a nice smooth edge into the top of the sink. Due to the extra work in polishing the cut out this works out more expensive than having a sit on sink. Other possible extra costs include a set of draining grooves and tap hole. The price will rise with the number of polished cut outs, sets of grooves and tap holes you have. As with sit on sinks the size of sink/s you can have will depend largely on the base unit below. If you want a bowl and a half but with two separate cut outs then you could consider the Blanco Ypsilon 340 - U and the Blanco Jota 160 - U. These two sinks will fit into a 600mm base.

As with many things at the moment people are working to a tight budget so it may be worth looking at a one and a half bowl but all in one. This way you only pay for one cut out. The Blanco Supreme 533- U or Franke equivalent ARX160 or the CDA Cum 16 which is more reasonably priced. Again all of these will go into a 600mm base unit.

Belfast and butler style sinks seem to go in and out of fashion. Some sit under the sink like an under-mounted sink - if this is the case then there will be similar sort of cost as with an under-mounted sink, depending on whether you have one or two sets of grooves. These days there is a lot more choice in ceramic sinks of all types so you should be able to find something to suit the dimensions that you have. If the worktop is shallow or the sink is s double one it may well be that you will have to have a separate slip or bar of granite to the rear of the sink otherwise this piece could break.

If the sink sits so that it overlaps the granite it would mean that the cut out doesn't have to be polished thus making the overall price cheaper. There are also some farmhouse styles sinks which sit completely from front to back of the worktop with no worktop behind them - in this case the granite butts up to the side which means there is no cost for a cut out at all. These sorts of sinks can look a bit too imposing if the kitchen is very small.

Complete worktop sink and roll top sinks went out of fashion for many years but have made a huge comeback in recent years , particularly in contemporary kitchens. They are hugely practical and make a massive statement. A run of steel contrasted with strong coloured units will have a huge impact - although they can be quite costly to buy they do save you in granite cost!

10 Secrets to Get a $30,000 Kitchen For Under $3,000

You see it all the time on TV. People spend outrageous amounts of money to get new kitchens.

You can get a new kitchen for a lot less money than your TV would lead you to believe.

I once owned a lovely Cape Cod house with an 80's style melamine and oak strip kitchen. When we decided to sell to start a new business, potential buyers all hated that kitchen. We didn't get a single offer.

We had no choice but to take the house off the market and fix the kitchen. If you think you might need to resell an attractive kitchen is important. But more importantly it's nice for any homeowner to have a kitchen they love.

We asked the pros what it would cost to reface our kitchen. They estimated it would cost $20,000 to $30,000. And hiring "pros is not without risk. They may or may not do an adequate job. We did our first DIY attempts because of bad experiences with "experts" who didn't deliver.

So we decided to do it ourselves...again.

We did it for $1,200.

Yes we saved at least $18,800 bucks, maybe more.

You can do it, too. Here's how.

Do it one step at a time.

1. Your first step involves making decisions about the layout of your kitchen. If it is reasonably functional keep the sinks and appliances in their current positions. We did not move anything in our kitchen and saved lots of money.

2. Next keep your cabinet boxes if possible. This is a "green" issue as well as a price issue. Cabinets cost a lot of money and should never end up in a landfill. If you do not plan to reuse your cabinets at least donate them to a local charity like Habitat for Humanity or Good Will.

3. Check out home stores for good buys in cabinetry or rejects from manufacturers and cabinetmakers.

4. You can keep the boxes and just get new doors for a new look without some of the cost. I had a cabinetmaker make me paneled doors out of MDF and spray painted them cream. They did wonders for my kitchen and made my house sellable at the same time.

5. Make sure the style of your kitchen matches the exterior style of your house. This is important. My house did not sell because the house was very traditional and the kitchen was 80's modern. People who liked the house hated that kitchen. The house did not sell because of it.

6. Check out appliances that have a few dents or are lightly used. You can find good serviceable things if you can't afford new and perfect. Also look for in stock appliances that are on sale. Stores that keep inventory sometimes have sales. Paying cash might give you an edge for bargaining for better prices, too. Sometimes the only barrier between you and a better price is just asking. Have the gall to ask.

7. Consider using lower cost options for counter tops and floors. Butcher block or bamboo is way cheaper than granite and beautiful and functional. Ceramic tile is both functional and attractive and a good value, too. I'm going for solid surface with recycled glass for my next trick.

8. Look for used furniture that can be incorporated into your kitchen. An old buffet might make a great island. An old armoire could be a pantry. Get creative. You might get a really unique, furniture style kitchen for a lot less money.

9. Don't demolish the old until you have the new on site. Your job will go a lot faster. Keep your old kitchen until you have everything you need to make the new one. We installed our whole new kitchen in one weekend (2 days).

10. Meet code. Building codes exist to make buildings safe. You can download this data from your local government.

All our work was worth it. When we put our house up for sale again we advertised it in the local paper one weekend. It sold to the first lookers for the asking price and without a realtor.

We are making plans to put a "new" kitchen into our current home reusing the existing cabinets, replacing worn out appliances and moving the kitchen to another location in the house. It will not cost a lot of money. I'm too cheap to pay the pros and I'm not changing.
